Stamp duty when you buy off the plan in South Australia

In South Australia, eligible first home buyers pay no stamp duty on a new home, including an off-the-plan townhouse, with no price cap for contracts from 6 June 2024, as long as they live in it for at least six months starting within a year of settlement. Check the current rules with RevenueSA.

Off the plan means you sign before the home is finished. You get a brand-new home and time to organise finance; the trade-offs are construction delays, changes to finishes and a valuation at settlement that may differ from the price you agreed. Our guide to buying a townhouse off the plan walks through deposits, sunset clauses and the questions to ask, and what to ask when buying a new townhouse is the checklist to take to the sales suite.

Every listing shows its stage — off the plan means construction hasn’t started, under construction means it has. For completed homes you can move into now, see all new townhouses in Adelaide.
