Stamp duty when you buy off the plan in Western Australia

Western Australia’s off-the-plan duty concession covers strata and community-title townhouses and villas, not just apartments: the full concession on pre-construction contracts up to $800,000 and a 75% concession on under-construction contracts up to $800,000, phasing down above $900,000, for contracts up to 30 June 2028. Any buyer can claim it. Confirm the current rates with RevenueWA.

Off the plan means you sign before the home is finished. You get a brand-new home and time to organise finance; the trade-offs are construction delays, changes to finishes and a valuation at settlement that may differ from the price you agreed. Our guide to buying a townhouse off the plan walks through deposits, sunset clauses and the questions to ask, and what to ask when buying a new townhouse is the checklist to take to the sales suite.

Every listing shows its stage — off the plan means construction hasn’t started, under construction means it has. For completed homes you can move into now, see all new townhouses in Perth.
