Stamp duty when you buy off the plan in New South Wales
In NSW, if you buy off the plan to live in, you can defer paying transfer duty until the earliest of 15 months after the contract date or settlement, instead of the usual three months. First home buyer exemptions and concessions apply on top. Your conveyancer applies for the deferral; check the current thresholds with Revenue NSW.
Off the plan means you sign before the home is finished. You get a brand-new home and time to organise finance; the trade-offs are construction delays, changes to finishes and a valuation at settlement that may differ from the price you agreed. Our guide to buying a townhouse off the plan walks through deposits, sunset clauses and the questions to ask, and what to ask when buying a new townhouse is the checklist to take to the sales suite.
Every listing shows its stage — off the plan means construction hasn’t started, under construction means it has. For completed homes you can move into now, see all new townhouses in Sydney.
